McCall, Idaho 83638 – Townhome Real Estate Market Update

The current real estate market in the McCall, Idaho area continues to be strong and vibrant.  A niche submarket within the overall greater real estate market within the Valley County Area is the townhouse market.   Townhomes are a unique property type that offer some benefits and features of condominiums with some of the benefits and features of single family home ownership.  With townhomes you can own the dirt below the home and in many cases around the home which gives you something to stand on and can make it easier to finance. The easier it to finance the larger the buying pool can be when you look to re-sale the home.

The townhome market to date 2017 has been stronger and more popular than in previous years.  To date we have had 33 townhomes sale within the McCall, Idaho area. A closer view of the townhome market specifically to McCall, Idaho and Tamarack Resort has a slightly different look.   22 of the 33 townhomes sold to date were within McCall and Tamarack Resort.  The percentage of sold price vs list price ranged from 85.34% (14.66% discount) up to 111.07% (11.07% over the asking price). 

Currently the market has 8 built townhomes available and 7 other townhomes available for “pre-sale” (i.e. going to be built / start building next year but can put an offer in now to reserve space and pricing).  With 22 townhomes being sold in the past 10 months and only 8 currently available the townhome market is a very popular market with only about 3.5 months of supply currently available.  If this trend continues we would end the year around 27 Townhomes sold in 2017 and only have about 6 townhomes available; which would be about 2.5 months of inventory. 

A townhome is a great alternative to a traditional single family home OR a Condominiums (Condos).  Some of thetownhome communities take care of the landscaping maintenance, snow removal, exterior painting, etc which takes a load off of the homeowners “To Do” lists yet unlike Condos you own the land under the home (and in many cases around the house) which can make it easier to finance which opens up more prospective buyers to the properties.
